The investor may fund the purchase with cash or a short-term loan and make necessary repairs or improvements to increase the property's value. This type of investment carries greater risks than buy-to-let investing, such as unexpected repair costs, difficulty in finding a buyer, or a downturn in the real estate market. Successful buy-to-flip investors must be knowledgeable about the local market, have a strong network of contractors, accurately estimate the resale value of the property, and move quickly to secure and renovate the property. Knowing your numbers and building in margins of safety is crucial.
